WELCOME TO ‘ROCK RIDGE!’

 

I penned down a few points having read Sarah’s Post regarding Hacienda Luisita. It seems that just like ‘Blazing Saddles’ and the inhabitants of ‘Rock Ridge,’ The Philippines must have its own ‘Hedley Lamarr Manual of Land-Snatching!’

 

Squatters carry ‘Value' for Municipalities! – Possibly why they receive the elevated term of ‘Informal Settlers!’ A year ago, there was a huge fire in Addition Hills (Mandaluyong) – 1,500 Families were suddenly Homeless! Mandaluyong Municipality did not have the Land for Rehousing (‘Re-Squatting’), so they 'Paid' nearby Non-MMDA LGUs a 'Commuted Sum' to take care of the problem. Such arrangements are Common Practice around the world. (London Boroughs pay Local Authorities in the Midlands and North of England! – London does not want Refugees, Asylum Seekers and Social Housing in Kensington & Chelsea!)

 

I am aware that money ‘Changed-Hands’ (Probably Literally), between Mandaluyong and Antipolo – However, Antipolo has provided neither Land nor Low-Cost Housing. A ‘Catch 22’ has occurred whereby former Addition Hills Residents are told “Go to Antipolo!” – Once on the steps of the ‘Ynares Municipal Palace’ in Antipolo they are told “Go back to Mandaluyong!”

 

Whilst there is land available, much of it has either ‘Defective’ or ‘Fake’ Titles. This stems from the Sumulongs, Ynares Mafia, Tolentinos, Baltao Clan, and the RC Church back in the late 1950s; together with the Marcos Agrarian Reforms. The Municipality is also sitting on a vast accumulated Land Bank, which it prefers to ‘Drip Feed’ to the Private Sector – Rather than fulfil ‘Social Obligations’ that it has been paid to do!

 

In the recent past, I have made informal ‘Land Search’ enquiries for Clients at several local Barangays, only to receive a ‘Visit’ from the ‘Ynares Mafia’ a few hours later! – Men in Black! Some ‘Land Scams’ I have uncovered go back over 50 Years, and are being perpetuated by the third generation of the ‘Incestuous and Inbred Barangay Tribes!’ Not unsurprisingly, the Scams go all of the way through the HLURB and NHA!

 

Cambridge Village in Cainta, has attained ‘International Fame!’ – Several Thousand Apartments that CANNOT be sold by their present owners. The development was marketed ‘Off-Plan’ to OFWs – Ten Storey Tenements were built, using a Building Permit for 3 Storey Apartments! (QED The Title is ‘Defective!’) Quite unbelievably, the Developer (Pacific Asia) continues to build and even has a ‘Permit to Sell!’ The ‘Community’ Swimming Pool was also the Epicentre of a Polio Outbreak last year! Due to the ‘Density’ of the Development, ‘Fire Sprinklers’ were fitted – However, the Diesel for the Fire Pumps has been ‘Mislaid!’ – All Pressure Gauges show ‘Zero Pressure’ and no one can remember them ever being tested! (Usually Weekly). As any Insurance will be invalid, Cambridge Village is a ‘Disaster Waiting to Happen!’

 

The Banks, SSS and HDMF (Pag Ibig) also have their own Sub-Scams. These mainly involve giving Mortgages on Land and Property with a Defective Title – Only to snatch it back when the Mortgage has been Substantially Paid! (‘Blazing Saddles’ comes to mind again!)

 

However, it is the Municipality that achieves the ‘Highest Accolade!’ Due to ‘Defective Titles’ many Plots on Undeveloped Subdivisions are abandoned by their original owners – As they attempt to cut losses. Once ‘Abandoned’ no Property Tax is paid to the Municipality, and the land is ‘Sequestered’ automatically. Tagaytay Municipality alone, is sitting on a Sequestered Land Bank of PHP 16 Billion! – Given that there are some 1,800 Municipalities the scale of the problem is immense! – Tagaytay is only One ‘Rural’ Municipality, and the Valuation is a ‘Land Tax Valuation’ and NOT ‘Market Value!’

 

In the meantime, those displaced from Addition Hills, and other MMDA Municipalities wander around Antipolo, ‘Squatting’ wherever they can!

Go to the land tax office to get the name of the real owner, also you can get a copy of the land title and survey plans there. The renters will jack you around ^^^^ not knowing who the real owner is,,,lllololol

Anyone ever received a straight answer from those Pinoys and Pinays shoving condo brochures on you at the malls? They only know how much repayment you are expected to pay every month. Try asking them about details, i.e. how much are the condo dues? Insurance? etc. Blank look and they lose the interest in you as a "prey" then they move on.

Does anyone here own a condo and are you satisfied with management in keeping up with the maintenance? I just saw a more recent photos of Oasis Gardens condo in Mactan island. I am not sure how old that complex is, but it looked rundown and badly maintained. Real estate deals is not for the faint hearted. You'll need tons of patience just to deal with these agents and wannabe agents. All they're interested in is for you to sign on the deal so they can collect the commission.

To Mike,, all of them will refuse to tell you the owners name. GIMME MONEY JOE, we are such caring and honest peeps. @Jackson, We gt lck. We priced p 2,000 sqm of beach front with a clear and transferable title. Now the question is what to do with it.

@ Mike, P 2,000/m2 is certainly good value! Suburban Lots in 'Gated Ghettos' (Greater Manila) are presently around P 6,500/m2 (Asking Price). It is also worthwhile checking the DENR Website for any 'Environmental Restrictions.' The same applies also to the Monkeypality and Barangay. @DD, here's the best part. The land was 3 different lots owned by 3 different filipinos (not related) two 500 sqm lots and one 1k sqm lot owned by a dr. Well the owner of one 500 came to wife for a loan and pawned his 500 for $1,000 I think it was with pay back in a year or lose the land. Shortly after here came the other 500 for the same deal but we extended a year to both. So that leaves the 1,000 lot next to our new lots right? No problem. About a year later dr came to wife and flat out sold it for $1,000 because he just got his immigrant visa to the states. So we wound up with 2,000 sqm beach front property for $3,000. Now your thinking that it could not get better right? I mean 2,000 sqm with clear legal titles transferred to wifes name for $3,000 total but it does. As looking out at the water the lots to the left and right have rocky beaches while ours is sandy.@DD, here's the best part.
